			<description>&amp;lt;p&amp;gt;Apartments provide great living in inner metro locations throughout Melbourne in some truly beautiful buildings. However, renovating your apartment can bring its own challenges.&amp;lt;/p&amp;gt;<br />&amp;lt;p&amp;gt;Let’s look at some of the hurdles for apartment renovations and how to best manage them.&amp;lt;/p&amp;gt;<br />&amp;lt;h3&amp;gt;1. Creating Space&amp;lt;/h3&amp;gt;<br />&amp;lt;p&amp;gt;Given the smaller footprint of apartments, creating space is an important enhancement for most clients. Clever cabinetry, fresh warm whites, natural light, clean (less ornate) lines all contribute to improving the practical and visual space in your apartment.&amp;lt;/p&amp;gt;<br />&amp;lt;h3&amp;gt;2. Structural Changes&amp;lt;/h3&amp;gt;<br />&amp;lt;p&amp;gt;Making structural changes always requires a council building permit but you should also check what restrictions your body corporate has on these types of changes. If they can’t be done, perhaps consider a clever design to move your non-structural walls only.&amp;lt;/p&amp;gt;<br />&amp;lt;h3&amp;gt;3. External Changes&amp;lt;/h3&amp;gt;<br />&amp;lt;p&amp;gt;Changing balconies, windows, colours and more will usually need body corporate approval. If you’re keen to update your building, you may need to join the body corporate board to promote your modernisation agenda.&amp;lt;/p&amp;gt;<br />&amp;lt;h3&amp;gt; 4. Access and Parking&amp;lt;/h3&amp;gt;<br />&amp;lt;p&amp;gt;On a practical level, access and parking for trades requires quite a bit of planning. Liaison with the building superintendent, lift protection, car park ceilings less than 2.2m, on-street parking restrictions, the time it takes to collect tools and bring them inside all require extra effort in comparison to a house renovation site.&amp;lt;/p&amp;gt;<br />&amp;lt;p&amp;gt;Your trades will need to charge for the time involved in managing these issues so we always set aside a ‘parking and access budget’ for the apartment renovations we manage.&amp;lt;/p&amp;gt;<br />&amp;lt;h3&amp;gt; 5. Concrete Floors&amp;lt;/h3&amp;gt;<br />&amp;lt;p&amp;gt;Most apartments built in the last 40 years will have used concrete slab floors. For renovations that means most water drainage will need to remain in a similar location in the slab. Kitchens and vanities will enable some movement, but showers are more restricted (unless they’re built-up).&amp;lt;/p&amp;gt;<br />&amp;lt;p&amp;gt;A slab floor also impacts the floor treatment. That is, real timber floors would need to be battened to give your apartment a rich timber floor finish throughout.&amp;lt;/p&amp;gt;<br />&amp;lt;h3&amp;gt;6. Cleaning Up &amp;amp;amp; Waste&amp;lt;/h3&amp;gt;<br />&amp;lt;p&amp;gt;During demolition and throughout your build, there will be quite a bit of waste generated. Typically, this needs to be moved through a public area in the building then to the skip or waste collection point.&amp;lt;/p&amp;gt;<br />&amp;lt;p&amp;gt;That means your trades will need to allocate time to clean up any public areas and for moving the waste to the skip. Hence, they will need to allocate budget for those tasks.&amp;lt;/p&amp;gt;<br />&amp;lt;h3&amp;gt;7. Noise for Neighbours&amp;lt;/h3&amp;gt;<br />&amp;lt;p&amp;gt;If you’ve lived next to an apartment being renovated, you’ll no how invasive it can be.&amp;lt;/p&amp;gt;<br />&amp;lt;p&amp;gt;Before your renovation begins, agree on access and working times for the builder/trades. Drop a friendly note into the mailboxes of you neighbours advising them that you’re renovating and letting them know of timeframes. Thank them in advance for their patience and co-operation.&amp;lt;/p&amp;gt;</description>

Are They Registered?&amp;lt;/h3&amp;gt;<br />&amp;lt;p&amp;gt;Anyone can call themselves a project manager, however you should always check if they’re registered with the Victorian Building Authority.&amp;lt;/p&amp;gt;<br />&amp;lt;p&amp;gt;Residential construction in Victoria is a heavily regulated ‘system’. If they’re registered you know they understand industry requirements, regulations and insurances. They understand the ‘system’ required by government and how it works. They play a recognised role within that regulatory system.&amp;lt;/p&amp;gt;<br />&amp;lt;p&amp;gt;If your project manager does not hold registration with the VBA, they are probably operating outside the regulatory system and may expose your project to risks relating to work quality, warranties, insurances and more.&amp;lt;/p&amp;gt;<br />&amp;lt;h3&amp;gt;2. Do They Have Construction and Project Management Qualifications?&amp;lt;/h3&amp;gt;<br />&amp;lt;p&amp;gt;Always look for qualifications such as Cert IV or Diploma in Building &amp;amp;amp; Construction plus training in project systems such as Prince 2, PMBOK, etc.&amp;lt;/p&amp;gt;<br />&amp;lt;p&amp;gt;A project manager who’s qualified is more likely to use up to date/best practice methodologies for your home extension/renovation.&amp;lt;/p&amp;gt;<br />&amp;lt;h3&amp;gt;3. What Construction Experience Do They Have?&amp;lt;/h3&amp;gt;<br />&amp;lt;p&amp;gt;Solid construction experience means they understand the construction process and the hurdles that arise from time-to-time.&amp;lt;/p&amp;gt;<br />&amp;lt;p&amp;gt;An experienced operator will know how to work with Builder and Client in no fuss way to keep things moving when your home extension hits a speed bump.&amp;lt;/p&amp;gt;<br />&amp;lt;p&amp;gt;Importantly, they’ll possess a working knowledge for your project.&amp;lt;/p&amp;gt;<br />&amp;lt;h3&amp;gt;4. Who Do They Work For?&amp;lt;/h3&amp;gt;<br />&amp;lt;p&amp;gt;If things get tricky, will they look after the builder’s best interests or yours?&amp;lt;/p&amp;gt;<br />&amp;lt;p&amp;gt;Fundamentally:&amp;lt;/p&amp;gt;<br />&amp;lt;p&amp;gt;•  If the builder pays the project manager, they work for the builder&amp;lt;/p&amp;gt;<br />&amp;lt;p&amp;gt;•  If you pay the project manager, they work for you&amp;lt;/p&amp;gt;<br />&amp;lt;p&amp;gt;This is important because in the event of difficulties or a dispute, you want the project manager to be your advocate. That’s why most people want a project manager involved.&amp;lt;/p&amp;gt;<br />&amp;lt;p&amp;gt;If they’re employed by the builder, experience shows they will simply echo or implement the builder’s requirements.  That is, they are a working part of the builder’s business.&amp;lt;/p&amp;gt;<br />&amp;lt;p&amp;gt;Most disputes in home extensions and renovations are between the builder and client. So, paying the project manager directly, keeps your best interests as the project manager’s priority.&amp;lt;/p&amp;gt;<br />&amp;lt;h3&amp;gt;5. What system do they use to Manage Your Project&amp;lt;/h3&amp;gt;<br />&amp;lt;p&amp;gt;Project Managers used to use MS Project for their projects however there’s now a variety of construction specific software systems for delivering home extensions/renovations.&amp;lt;/p&amp;gt;<br />&amp;lt;p&amp;gt;Typically, these systems are cloud-based giving you online access to budgets, progress reports, on site photos, scheduling, discussion boards, variations, defects lists and more.&amp;lt;/p&amp;gt;<br />&amp;lt;p&amp;gt;If you&#39;re looking for best of breed, make sure your project manager uses this kind of software.&amp;lt;/p&amp;gt;<br />&amp;lt;p&amp;gt;Be careful with someone who simply uses email, phone calls and texts as you’ll be relying solely on the person rather than a best practice, purpose-built system.&amp;lt;/p&amp;gt;<br />&amp;lt;h3&amp;gt;6. Do They Have the Right ‘Soft’ Skills?&amp;lt;/h3&amp;gt;<br />&amp;lt;p&amp;gt;Are they communicative? Can they assert themselves in a friendly, professional manner? Have they met timelines and kept their commitments to you so far in the process?&amp;lt;/p&amp;gt;<br />&amp;lt;p&amp;gt;The project manager will set the standard for everyone’s behaviour on the project. So, they need to be professional operators who know how to motivate people - by example.&amp;lt;/p&amp;gt;<br />&amp;lt;h3&amp;gt;7. How Do Your ‘Feel’ about them?&amp;lt;/h3&amp;gt;<br />&amp;lt;p&amp;gt;The way you feel about your project manager is important. 			<title>3 Ways To Structure Your Renovation Finance</title>

Choose the right lender or plan, get the paperwork done early and your biggest headache will be choosing your paint colours; rose quartz or navy blue? But remember, if you get your finances wrong, paint colours will be the least of your worries.&amp;lt;/strong&amp;gt;&amp;lt;/p&amp;gt;<br />&amp;lt;h3&amp;gt;Option One: Borrow Against Your Equity&amp;lt;/h3&amp;gt;<br />&amp;lt;p&amp;gt;The easiest way to fund your renovations is to borrow the funds against the equity in your property, ahead of the works being carried out.&amp;lt;/p&amp;gt;<br />&amp;lt;p&amp;gt;The ‘equity’ in a property is the difference between the value of a property and the debt secured against it.&amp;lt;/p&amp;gt;<br />&amp;lt;p&amp;gt;Generally speaking, you can borrow up to 80% of the value of the home. If the amount required for renovations is less than the available equity, then this is the path for you.&amp;lt;/p&amp;gt;<br />&amp;lt;p&amp;gt;Here&#39;s an example:&amp;lt;/p&amp;gt;<br />&amp;lt;p&amp;gt;Home Value                $800,000&amp;lt;/p&amp;gt;<br />&amp;lt;p&amp;gt;80% of Home Value    $640,000&amp;lt;/p&amp;gt;<br />&amp;lt;p&amp;gt;Home Loan                  $350,000&amp;lt;/p&amp;gt;<br />&amp;lt;p&amp;gt;Equity                          $450,000 ($800,000 - $350,000)&amp;lt;/p&amp;gt;<br />&amp;lt;p&amp;gt;Equity avail to use       $290,000 ($640,000 - $350,000)&amp;lt;/p&amp;gt;<br />&amp;lt;p&amp;gt;So as long the renovations are less than $290,000, this approach can work.&amp;lt;/p&amp;gt;<br />&amp;lt;h3&amp;gt;Option Two: Construction Loan&amp;lt;/h3&amp;gt;<br />&amp;lt;p&amp;gt;If you don’t have sufficient equity in the property, the next option is a construction loan; where you borrow based on the value of the property once the renovations are complete. Lenders will determine this value by looking at the plans and building contract or quotes for the project.&amp;lt;/p&amp;gt;<br />&amp;lt;p&amp;gt;With a construction loan, the lender will also control the release of the funds. On major renovations, the lenders will require a fixed price building contract and make payments to the builder as each stage is completed. On small jobs, quotes from tradespersons (and proof works have been completed) will suffice.&amp;lt;/p&amp;gt;<br />&amp;lt;h3&amp;gt;Option Three: Plastic Fantastic (for small, DIY renovations only)&amp;lt;/h3&amp;gt;<br />&amp;lt;p&amp;gt;The last finance option that suits small renovations on a tight timeframe is to pay for the works using a credit card or personal loan, then consolidate the debt into the home loan once the work is done (based on the increased value of your property) before interest costs mount up. This suits borrowers in a hurry that are doing the work themselves or are busy coordinating a number of trades people.&amp;lt;strong&amp;gt;&amp;lt;br/&amp;gt;&amp;lt;/strong&amp;gt;&amp;lt;/p&amp;gt;<br />&amp;lt;p&amp;gt;&amp;lt;strong&amp;gt;Once you&#39;ve committed to a financial plan of attack for your renovation, there are three straight-up tips to follow:&amp;lt;/strong&amp;gt;&amp;lt;/p&amp;gt;<br />&amp;lt;ol&amp;gt;&amp;lt;li&amp;gt;Make sure you only borrow what you can afford, both now and if rates go up 2-3%. Work this out for yourself and don’t just go by what the banks tell you so you don’t end up in over your head.&amp;lt;/li&amp;gt;<br />&amp;lt;li&amp;gt;If the renovations are major and would take anywhere from 3-12 months to complete, you might consider switching your loan to interest only for a year or two.
