Home Renovations Project Management System
How Much Does A Home Renovation Cost?
To begin with, consider your wants, needs and how you will use your home in future years. Does the whole house need an overhaul? Are you after a small-scale extension or a full first floor? Is it simply the renovation hotspots - kitchen and bathrooms - that require updating?
Consider which of these three typical home renovation categories your plans fall into:
1. Modernise Your Home
Staying within the home building's envelope (not extending) is generally your cheapest option. This project can entail: modernising the façade, opening structural walls to create a more open-plan design (requires a building permit) and a complete kitchen and bathroom renovation.
2. Ground Floor Extension
This renovation is about improving the house's liveability - adding bedrooms or ensuites to cater for a growing family, creating a larger open communal space and popular is opening up rear spaces to outside with an alfresco zone.
3. First-floor Extension
Much thought and planning goes into a first-floor renovation, particularly due to town-planning permits/regulations. This is about creating a much larger living space for the whole family.
RENOVATION HOTSPOTS & EXPECTED COSTS
Regardless of which renovation scale you choose, chances are the kitchen and bathrooms are flagged for change. Renovation costs for these rooms will vary widely depending on size and quality of fittings/fixtures chosen. Here's a snapshot of how you could transform your kitchen/bathroom and associated costs:
Kitchen Renovation Budgets
1. Budget Kitchen : From $19K-29K
This gets you a modern kitchen using a new carcass (cabinetry) with laminated benchtops, melamine doors and standard metal-sided drawers, generally keeping to the existing layout (position of plumbing/wiring).
2. Luxury Kitchen - From $30k to $45k
Expect reconstituted-stone benchtops, vinylwrap flat-panel doors and soft-closing drawers. Popular are underbench ovens, mid-range tap-ware and low iron glass splashbacks for a stylish look.
3. Premium Kitchen - $45k+
Typically featured in $1M+ homes, these kitchen include the best of everything: stone or granite benchtops, vinyl-wrap or two-pack doors, appliance cabinets, low iron glass splashbacks, high-end appliances and more.
Bathroom Renovation Budgets
Budget Bathroom - From $20K-$27K
Depending on size, this renovation offers a new-look using the existing layout. It can include an acrylic bathtub, new off-the-shelf vanity, new floor and shower tiles, polymarble shower base and modern tap fittings (within budget price range).
Luxury Bathroom - From $28k to $35K
Think a modern look with all the must-haves and potential layout redesign too. This includes: demolishing bathroom back to the framing, re-tiling of floors and shower/bath cavity (using ceramic or porcelain tiles), new shower recess, replacing and relocating (adds to cost) tap fittings, new custom-made vanity with reconstituted-stone benchtop
Premium Bathroom - $35K+
This ultimate bathroom renovation can be anything you wish - a luxury space or a retreat-style oasis. It involves refitting the whole space: demolishing back to framing; a layout redesign; adding new features (spa bath or oversized shower); recladding walls and waterproofing walls/floors (in accordance with Australian standards); re-tiling floors and shower/bath cavity to ceilings (using premium-quality natural stone tiling); updating to a frameless shower screen for a walk-in style shower; replacing/relocating tap fittings to a high-quality modern version; a custom-made vanity with reconstituted-stone benchtop, vinyl-wrap flat-panel doors and soft-closing drawers.
